60% of Nearly 600 Stalled Kolkata Real Estate Projects Set to Get Clearance Soon, Says CREDAI West Bengal

Good news may be on the way for thousands of homebuyers and developers in Kolkata. Around 60 percent of the nearly 600 real estate projects currently under official scrutiny in the city are expected to get the green light within the next few days, according to CREDAI West Bengal. Most of the remaining projects are also likely to be cleared before the August 15 deadline.

CREDAI, the Confederation of Real Estate Developers' Associations of India, is the country's leading body representing private real estate developers.

Why Kolkata's Real Estate Projects Are Under Review

The Kolkata Municipal Corporation made it mandatory for all buildings taller than four floors to undergo fresh technical scrutiny after a warehouse collapsed at Taratala. In the aftermath of that incident, construction work was halted across all affected projects so their approvals could be revalidated, since the original clearances had been granted under the earlier civic administration.

This move triggered widespread uncertainty in the city's property market, with hundreds of ongoing residential and commercial projects coming to a standstill while authorities reassessed compliance and safety standards.

Where Things Stand: 330 Projects Already Cleared by Technical Committee

Out of the nearly 600 projects under review, around 330 — roughly 60 percent — have already been approved by the technical committee and are now waiting for final sign-off from the high-level committee. This update came after a CREDAI delegation held a meeting with the Chief Minister to discuss the pace of clearances and the road ahead for the sector.

Industry representatives from CREDAI West Bengal acknowledged that the state government has made significant progress in a short span of time while reviewing the pending proposals. They also welcomed the government's willingness to accept time-bound undertakings for minor deviations, a move that would allow stalled construction to restart while developers work to bring their projects fully into compliance.

Around 120 Projects Yet to Submit Paperwork

Not all projects are moving forward at the same pace. Reports indicate that close to 120 projects have still not submitted the required documentation, putting their approval timeline at risk. Separately, about two dozen projects are expected to receive official notices over compliance issues and are unlikely to secure clearance in this round.

It is worth noting that the civic body has not issued any official statement confirming these numbers, so this information should be treated as based on current industry-level reporting rather than a formal municipal announcement.

Why This Matters: The Scale of Kolkata's Real Estate Sector

The real estate industry is a major economic pillar for West Bengal. The sector reportedly draws around Rs 20,000 crore in investment every year and contributes close to Rs 7,000 crore to the state exchequer. Beyond the numbers, it is also the second-largest employment generator in the state after agriculture, supporting the livelihoods of nearly 50 lakh people, according to CREDAI.

Representatives from CREDAI Kolkata believe that the government's current approach will help restart stalled construction activity, which in turn will benefit the broader supply chain and the large workforce that depends on the sector for its livelihood.

Former CREDAI Kolkata leadership has also pointed out that the reforms being proposed — spanning industrial policy, land laws, and the overall project approval system — could go a long way in building a stronger, more reliable investment ecosystem in the state. These changes, they note, would support long-term, sustainable urban development well beyond the current backlog of pending approvals.
