Lodha Developers Q1 FY27 Net Profit More Than Doubles to 1,373.10 Crore

Lodha Developers — formerly known as Macrotech Developers — has posted its best quarterly performance yet, with consolidated net profit for Q1 FY27 more than doubling to 1,373.10 crore. That's a jump of 103.4% from the 675.10 crore the company reported in the same quarter last year.

Consolidated total income for the quarter ended June 30, 2026, also climbed sharply, rising 40.6% year-on-year to 5,096.70 crore, up from 3,624.70 crore in Q1 FY26.

Strong Sales and Healthy Cash Flows

The company's pre-sales for the quarter came in at 4,629 crore, while collections grew 46% year-on-year to 4,205 crore. Backed by solid operating cash flows, Lodha also managed to bring down its net debt by 446 crore during the quarter, taking it to 4,931 crore.

A Look at the Balance Sheet

As of June 30, 2026, Lodha's net worth stood at 24,309.20 crore, with a debt-equity ratio of 0.42 and a current liability ratio of 0.86. Its total debt-to-total-assets ratio was 0.17. Profitability metrics were equally strong, with an operating margin of 43.11% and a net profit margin of 26.94% for the quarter.

Big Land Deal in Palava

One of the standout developments this quarter was the sale of land at Lodha's Green Data Center Park in Palava, Navi Mumbai. The buyer, Digital Edge India — a joint venture between Singapore-based Digital Edge and the National Investment and Infrastructure Fund — closed the deal at more than 42 crore per acre.

According to the company, that price reflects just how much the Palava landholding has appreciated — more than 15 times over the past five years.

What's Next for Lodha

Looking ahead, Managing Director Abhishek Lodha expects the company's annual annuity income to grow more than tenfold over the next six years, crossing 3,000 crore. That growth, he said, will be driven largely by the company's push into data centres — with a planned capacity of one gigawatt — along with expansion in warehousing, industrial parks, and high-street retail.
